6 Lightning Peak Property Assessment Report Dec 15, SUMMARY The Lightning Peak Property is located 60 km southeast of Vernon, BC and 5 km north of Lightning Peak Mountain. The property is found on the NTS 82E/15 map sheet and consists of 12 MTO grid units. Four Minfiles are found on the property including the Azza1, Azza7, Dictator and the Morning showings. This report describes the results of a prospecting and rock sampling survey of the property in the summer and fall of INTRODUCTION 2.1 Property Location and Description The Lightning Peak is located 60 km southeast of Vernon, B.C and 60 km east of Kelowna, BC. The property is just 5 km north of the Lightning Peak volcanic mountain and it can be found on the NTS 82E/15 map sheet or the BCGS map The property can be accessed via Kettle River Forest Service Road either from the Kelowna or Vernon side. Kettle River FSR is well used and most likely maintained year round. However, the turnoff from Kettle River FSR is most likely not accessible in the wintertime. The property is comprised of 2 MTO claims totalling 12 grids covering a total area of approximately 250 hectares, as shown on the Figure 2 and listed in Table 1. Follow the Kettle River FSR for 10 km southwest. At the 10km marker turn southeast up the K50 forest service road. At the kilometre 63 marker turn right onto Winnfred FSR. Between 72 and 73 km marker turn right onto Dictator FSR. Turn right at the 76km marker onto the 304 FSR at UTM 11U m E and m N. This road runs right through the claim and is used to access the numerous showings. Alternatively the property can be accessed from Kelowna by heading southeast on highway 33 and heading North on Christian Valley Road in Westbridge BC. Christian Valley Road eventually turns into Kettle River FSR. Limited services, including room, board and fuel, are available in Lumby, BC (population < 2000). Vernon, with a population of about 40,000 in the city and immediate surrounding area, is a more major supply centre, located 30 km west of Lumby on Highway 6. Most services needed for exploration are available in Vernon. The closest full-service airports are located in Kelowna or Kamloops. The majority of the property is flat with some rolling hills as seen in Figure 4. The outcrop exposure is moderate to poor with the majority of outcrop being found in the northwester quadrant of the property. The property is well covered with glacial till except for areas that have seen trenching. Some parts of the property are swampy nearby creeks or lakes. Water seems is a bit of an issue for exploration since most of the old workings have been filled by water. The property has seen fairly heavy logging with clear-cut blocks accounting for 50% of area. 7 Lightning Peak Property Assessment Report Dec 15, 2017 swampy sections and steeper areas older growth stands of pine, spruce and fir can be found. Some areas, especially near the centre of the claim have poor visibility and are fairly thick due to recent tree planting. The property is between 1680 and 1720 meters elevation resulting in a fairly cool climate with a deep winter snowpack. Summers are warm and fairly short. The area is damper than the valley bottoms, with heavier precipitation in both summer and winter time. Due to the deeper snowpack the recommended earliest time for a site is mid-june and the latest would be mid-october. Figure 1- Terrain Map -2-

10 Lightning Peak Property Assessment Report Dec 15, HISTORY 3.1 History of Exploration and Development Lightning Peak Property The Lightning Peak property history dates back to the 1890s and the formation of the Lightning Peak Camp. According to the Geological Survey of Canada Report, 1930, Part A, little is known about the early history of the area. The first claim staked was the Rampalo in 1897 by Adam and Louis Scaia and Axel Johnson. The historic Lightning Peak, Waterloo and Rampalo properties have seen considerable attention by 1904 with small ore shipment from the Lightning Peak and the Waterloo. Nothing is mentioned about the area again until During these times the work was focused on the Lightning Peak and Waterloo but more properties have been staked around zones of promising mineralization. These include the Dictator showing found on the current claim. The historic Lightning Peak camp map can be seen in figure 3 from the Geological Survey of Canada Report, Figure 3 - Historic Lightning Peak Camp Map, Geological Survey of Canada Report, The biggest challenge faced in the early days of the property was access. Before 1917 all materials including ore were transported via packhorse. In 1917 and 1918 a snowtrail was used. This trail helped transportation, but still it was only economic to transport high grade ore from the Waterloo mine. In 1929 a tractor route was constructed to connect the Lightning Peak Camp to Edgewood BC. -5-
11 Lightning Peak Property Assessment Report Dec 15, 2017 The Dictator (082ENE023) was Crown granted in By 1933, the vein had been developed by opencuts and shafts. In 1933, it was recorded that the vein had been traced for about 250 metres and includes 2 water-filled shafts 9 and 12 metres deep respectively. In 1934, Dictator Gold Mines Ltd. was formed and took control of the Crown grant and adjacent claims, including the Morning Minfile (082ENE022). At this time the Morning Showing consisted of two small pits 30 meters apart as well as a trench that exposed a 50cm wide mineralized quartz vein. A 35-metre shaft was sunk and 40 metres of underground workings were developed on the Morning showing. It is recorded that the quartz found in the shaft was of low grade, but gradually improved in both the north and south drifts. High gold and silver assays are noted; including 226 grams per tonne gold and 1444 grams per tonne silver over 10 centimetres, and 8.5 grams per tonne gold and 25.7 grams per tonne silver over 61 centimetres. Between 1948 and 1955 The Crown grant was held by the Paycheck Mining and Development Company Limited that included both the Morning and Dictator claims as well as the Waterloo (082ENE017). During this time there is no work reported on either claim. Two shipments of ore from dumps on the Morning or Dictator property were recorded. It is unknown which dump pile the ore was shipped from or the amount. It is possible that it may have been a part of the recorded Waterloo mine production in The Waterloo shipped 8.6 tonnes of ore that produced 1.86 grams of gold and 7309 grams of silver. Another shipment of unknown origin was made in 1949 that produced 622 grams of silver out of 2.26 of ore. In 1966, Bralorne Pioneer Mines Limited held an option on the Dictator, Morning and surrounding properties. No work was done on either the Morning or Dictator during this time. A magnetometer survey was carried out on the Morning shear in A ground electromagnetic survey was carried out in 1979 in the same area. Between 1983 and 1984 two small geochemical surveys were carried by L.A. Bayrock. These surveys identified weak gold and silver anomalies and the extent of the Morning shear. Later in 1985, L.A. Bayrock staked the AZZA claim that was optioned to Amulet Resources. In 1986 Amulet Resources carried out an extensive trenching program that identified the Azza1 (082ENE072) and Azza 7 (082ENE073) targets. The Azza 1 trench exposes a 6-metre wide zone of intense argillic alteration. One sample taken in by Amulet Resources of a 5-centimetre wide quartz vein, assayed 16.3 grams per tonne gold and 43.5 grams per tonne silver. Amulet resources also carried out an IP survey of the area in In 1987, Amulet Resources carried out a thorough exploration program on the property. Geological mapping, soil geochemistry and more trenching were carried out. More geophysical surveys were done including VLF-EM, magnetometer, IP surveys. Same year Amulet Resources completed 576 metres of diamond drilling in 5 holes. Amulet Resources only filed the geological mapping was as assessment work so no information about drilling is known. It is believed that this work was carried out on the Azza claims only and not the Morning showing. Evidence of drilling has been found near the Morning Mineshaft since then. In 1989 and the Morning Showing was re-staked for Annax Ventures Inc. Same year a small rock and soil sampling program of was carried out. Samples from the dump returned high gold and silver assays. A chip sample of a 1.5-metre wide quartz vein, exposed in a pit 40 metres south of the Morning shaft, assayed 20.8 grams per tonne silver. The most recent work being done in surrounding area is on the Waterloo Property by Tower Resources. Tower Resources carried out a rock sampling survey in In 2012 another rock sampling survey was carried out as well as a VLF survey. Later in 2012 a 1200m 11 hole drill program was carried out that intersected grams per tonne silver over a true width of 0.7 metres (Leslie, 2011). -6-
12 Lightning Peak Property Assessment Report Dec 15, GEOLOGY & MINERALIZATION 4.1 Regional Geology The British Columbia Geological Survey compiled the regional geology information that is readily available in imapbc or mapplace. Figure 4 shows the geological bedrock and surrounding claims near the Lightning Peak Property. The Lightning Peak Property is found directly on intrusive rocks from the Jurassic period. These consist mainly of Porphyritic granites, granodiorites and monzonites. To the south, Carboniferous to Permian volcanic rocks of the Harper Ranch Group are found. To the East, Cretaceous intrusive rocks of the Ladybird and Valhalla intrusions are found. These include granites and granodiorites. To the west and southwest Proterozoic to Paleozoic metamorphic rocks of the Shuswap Assemblage occur. These consist of quartzofeldspathic gneiss, biotite-quartz schists, amphibolites, quartzites, marbles, calc-silicate rocks, skarns, pegmatites and muscovite granites. 4.2 Property Geology and Mineralization As mentioned earlier the Lightning Peak Property sits on Jurassic intrusive rocks that consist mainly of porphyritic granites, granodiorites and monzonites. Pink granites are also found in the area. Although the granites vary slightly, the most prevalent is a coarse grained, white to pink, porphyritic granite containing 3 to 10% biotite. The 1987 geological mapping of the Azza claims also discovered irregular mafic dikes from less than one metre to perhaps 10 metres thickness. The dikes are fine grained with 40-90% biotite. One outcrop of gabbro has been found during this mapping survey. Felsite of rhyolitic composition has been seen, and is reported to occur in or near the north-south shear zones on the property (Burgan, 1988). Mineralization on the property is hosted in the north-south structures. The Morning shear zone hosts an 83 to 106 centimetre wide quartz vein that strikes north-south dipping 75 degrees. The vein hosts 2% sulphides consisting of pyrite sphelerite and galena, locally up to 10% sulphides. A narrow vein in hanging wall is reported to be heavily mineralized with much larger gold values. The shear zone is reported to be 2.4 metres wide. The Azza 7 showing is found 350 metres to the south of the Morning mineshaft. It is believed that the Azza 7 is an extension of the Morning Shear. At the Azza 7 showing the vein is 1 metre wide with 20% pyrite and minor galena. The vein is hosted in a zone of intense argillic alteration. Another north-south trending shear is found 200 metres to the east of the Morning shear. The Dictator hosts a quartz vein that was reported to be 46cm wide and hosts disseminated pyrite, sphelerite and galena. Gold values have been noted but assays are lacking. The Azza 1 showing is found 900m to the south of the Dictator vein. The showing consists of a 350 degree trending shear zone that has been traced for 950 metres on strike. The quartz veins found in the bulldozer trenches contain pyrite, and anomalous gold and silver assays. They are hosted in zones of intense argillic alteration. -7-

14 Lightning Peak Property Assessment Report Dec 15, WORK PROGRAM The objective of the 2017 work program was to follow up on the 2015 work program. More rock sampling was completed on showings that were not sampled during the 2015 program. Attempts were made to locate the Dictator mine. Areas north of Morning Mine and south of Azza 1 were prospected for mineralized outcrop. All samples were shipped to ActLabs in Kamloops for preparation (RX1 method). Samples were analysed for Trace Element Geochemistry using the 1H package- INAA (Instrumental Neutron Activation Analysis) and Total Digestion ICP (Total). 1A2-ICP and Au-Fire Assay 30g nominal weight was carried out on samples Analytical results are included in Appendix 1. Sample locations can be seen in Figure 5, and the descriptions and sample highlights can be found in Table 2 below. Au ppm Ag pp m 4 < > > Table Rock Sample Results The 2017 work program was carried out intermittently during the summer and fall of The first two visits were carried out on July 1 st and 2 nd. The focus was on locating the Dictator mineshaft. The visit succeeded in locating one of the two described mineshafts. The shaft is located in a very flat low laying area and is entirely filled with water. The area was thoroughly prospected for mineralised rock in outcrop or mine dump piles. There was no material found to be sampled. The rest of the day was spent trying to locate the second mineshaft or any outcrop of interest. The July 2 nd visit focused on the Azza 7 showing where limited sampling was carried out. The area between Azza 1 and Azza 7 was traversed. The area south of Azza 1 to the claim boundary was also prospected. The final site visit was on Oct 1 st. During this visit the area of focus was the Morning Mine site. Two samples were collected from vein outcrop. Sample 6383 was of vein outcrop 3m north of the mineshaft. Sample 6382 was of vein outcrop 20m south of the mineshaft in an old exploration pit. The area north of the mineshaft was prospected and sample 6384 was collected. The sample was of heavily mineralized quartz subcrop/float. -9-

17 Lightning Peak Property Assessment Report Dec 15, CONCLUSIONS & RECOMMENDATIONS The 2017 work program was successful in identifying zones of interest on the property. Two of the samples in the Morning mineshaft area yielded assay results above 5000 ppb Au and were above upper limit for Ag. Sample 6384 collected northeast of the mineshaft was weakly anomalous for Au and assayed 75.8 ppm Ag. The Dictator mineshaft was also located during the summer prospecting. No rock samples were found at the site. The second mineshaft described in the historical reports is yet to be found. Follow up work is recommended in the Morning mineshaft area especially the northeast area near sample No work has yet been completed to the south of Azza 7. This quadrant of the property could be prospected. The claim could be flown with a UAV drone quad copter equipped with a high resolution camera to help locate the second Dictator mineshaft. -12-
