1 Development Tracking Report First Quarter 2013 Community Planning, Housing & Development January 1, March 31, 2013 Report Summary The following report provides a summary of county wide residential and commercial development activity for the first quarter of 2013 (January 1, March 31, 2013). The Development Tracking Report details development activity on a quarterly basis to examine trends that occur during the calendar year and compares these trends to the same time period of previous years. Completions Grayson Flats: 67 residential units. Dominion Heights (SP #395): 66 residential units, 8,420 sq. ft. of retail, and 801 sq. ft. of office. Approvals Pierce/Queen Apartments (SP #425): 193 residential units S. Eads St. (SP #424): 198 residential units. Construction Starts 3001 Washington Blvd. (SP #418): 284,012 sq. ft. office, 22,479 sq. ft. retail. Virginia Square Towers (SP #416): 12,815 sq. ft. retail, 540 residential units. Demolitions Allowed for construction of the Goodyear Site (SP #72), the Shell (Form Based Code Project), and the Nauck Town Center. Demolition of the Federally owned Navy Annex: 727,145 sq. ft. of office. This is the first residential approval under the Crystal City Sector Plan. #425: Pierce/Queen Apartments 193 Residential Units Methodology Quarterly development tracking reports are generated from County staff reports, County Board minutes, and data on Certificate of Occupancy (CO) permits, building permits, and demolitions permits. The approval date is the date the project was approved by the County Board (by-right projects will not have an approval date). The construction start date is based on the date the first building permit was approved for the project, and projects are classified as under construction when construction activity commences above grade. Completed projects are those where a CO has been issued. In general, an office or retail project is determined to be complete if at least 50% of certificates have been issued to the project. For multi-family residential projects, completion is determined based on the issuance of a CO for the middle floor of the building. In some cases, projects were determined to be complete or under construction based on site visits by Planning Division staff. The projects contained in this report are only those that add or subtract new density (i.e., residential units, hotel rooms, or gross floor area) to current residential, hotel, office, retail and other space inventories in the County. Data are reported for each of Arlington s Major Planning Areas and Other Planning Areas. Major Planning Areas include Rosslyn, Courthouse, Clarendon, Virginia Square, Ballston, Crystal City, Pentagon City, and Columbia Pike. Other Planning Areas include Nauck, Shirlington, East Falls Church, Lee Highway, and Four Mile Run.
