2 Municipal xtension of Infrastructure quivalent dwelling units (DU s) are used to determine the availability and capacity of water and sewer. 1 single-family, detached dwelling unit = 1 DU. Per the 2006 Updated Water and Wastewater Master Plans, the development is located within Southeast Service rea. The ngineering Department indicates that water and sewer capacity are adequate to serve this development. Water service is available to this site from an existing 8-inch water line located at the intersection of Isla Vista Drive and Madrid Lane. Sewer service is available to this site from an existing 12-inch sanitary sewer line at the intersection of Isla Vista Drive and Madrid Lane. Infrastructure plans were approved on pril 11, The City ngineer will require that a letter of credit be submitted in order to record the plat prior to completion of the infrastructure. Otherwise, plats will be recorded after the public infrastructure s acceptance by City Council. Staff finds that the plat conforms to the general plan for the extension of the municipal roads, streets, and public highways, taking into account access to and extension of sewer and water mains and the instrumentalities of public utilities. Master Plans Parks Requirements Municipal Compliance of Regulations Staff finds that this plat conforms to the latest approved Master Plan Revision #12 regarding the proposed land uses, density, street layout, parks, and public utility facilities. There are no HO parks included in this section. Parks fees in the sum of $47,000 ($1,000 per lot) have been paid. Staff finds that the plat conforms to the subdivision regulations of Section 102 of the League City Municipal Code and Section 212 of the Texas Local Government Code.
