INTRODUCTION The purpose of this report is to provide a guide for the City of Thornton and the developer to use for the planning and design of the proposed sanitary and water facilities for E. 120 th Care Facility. The narrative provides a description of the project, methodology utilized for analyses and summarizes the sanitary and waterline infrastructure needed to serve the proposed E. 120 th Care Facility. II. GENERAL LOCATION AND DESCRIPTION A. Location of Property Located in the southeast one-quarter of Section 36, Township 1 South, Range 68 West, of the 6th PM, City of Thornton, Adams County, Colorado. The property comprises of approximately 1.67 acres and is bounded on the south by E. 120 th Avenue, on the north, west and east by Madison Park Subdivision. The E. 120 th Care Facility tributary area resides in the the Brantner Gulch Basin. A Vicinity Map is included within the Appendix for reference. B. Description of the Proposed Project The proposed development will be an assisted living and memory care residence consisting of two buildings each with 16 bed, for a total of 32 units. C. Adjacent Areas The proposed development lies on a piece of land bordered on the north, east, and west by the Madison Park Subdivision. Across E. 120 th Avenue to the south of the Site are existing single family homes. III. EXISTING WATER AND SANITARY SEWER INFRASTRUCTURE An exisiting 8 inch City water line runs along Madison Park Parking Lot Road just west and north of the Site. There is also an existing 16 inch water main on the south side of E. 120 th Avenue. This project is proposing two tie-lins to the existing 8 inch water main to serve this facility. Sanitary flows from the Site will be collected onsite and discharged into the City of Thornton sanitary sewer system at an existing 8 inch sanitary system just west of the Sith, within Madison Park Subdivision. The wastewater is ultimately conveyed to the Metro Wastewater Reclamation District s Robert W. Hite Treatment Facility. 4

References The criteria utilized for design and loading criteria was based on the City of Thornton s Standards and Specifications for the Design and Construction of Public and Private Improvements (Reference 1). B. Domestic Water Design Criteria a. Domestic Water Demands The criteria utilized for design and loading was based on the City of Thornton s Standards and Specifications for the Design and Construction of Public Improvements and Private Improvements (Reference 1) and previous direction provided by City staff. b. Domestic Water Peaking Factors and Demand Calculations Peak hourly demands were determined using fixture unit calculations prepared for an identical development constructed by the client. The peak hourly flow was determined to be 40.5 gpm per building. The calculation sheet can be found in the appendix. c. Domestic Water Transmission Lines Requirements Transmission system requirements include evaluations of demands, pressures, pipe sizes and lengths along with flow velocities and friction losses to verify they are within permissible values. The Site will have 8 water main lines, to which all water services and fire hydrants will be connected. Furthermore, the site will connect to the existing water mains as outlined in in the City s criteria to form a looped system. The model created has delineated all of the water mains on-site to evaluate the serviceability, fire flows and required minimum system pressures. Table 2 below presents the criteria utilized in the modeling analysis. Fire Flow Demand Requirements Fire Code requires that water transmission lines be capable of delivering adequate fire flows. To derive fire flow demands, J3 Engineering referenced the 2012 International Fire Code (IFC) Appendix B, which is included in the Appendix of this report for reference. This method is a function of building classification and calculated floor area. The E. 120 th Care Facility development would fall under section B The required fire-flow for this type of building based on its total square footage of the largest building (8764 SF) is 2500 gpm. However, due to the use of sprinklers in the building, the required fire flow can be reduced by 25%, adjusting the required fire flow provision to be 1875 gpm at the fire hydrants. There are two fire hydrants proposed for this Site. e. Minimum Pressure Requirements According to data provided by the City of Thornton, the line within Madison Park Apartments that the site will be connecting to has a High HGL of 5375 amd a Low HGL of City of Thornton s Standards and Specifications for the Design and Construction of Public and Private Improvements (Reference 1) Criteria requires a minimum pressure under peak hour demands of 40 psi and a residual pressure of 20 psi during a fire event. Under no demand the sysyem is required to have a minimum pressure of 50 psi in the low HGL scenario and a maximum pressure of 100 psi in the high HGL scenario. C. Sanitary Sewer Design Criteria a. Sewage Loading Criteria Peak hourly demands were determined using fixture unit calculations prepared for an identical development constructed by the client. The peak hourly flow was determined to be 60 gpm converting from 106 fixture units per building. The calculation sheet can be found in the appendix. b. Pipe Sizing Criteria and Sanitary Sewer Routing Pipe sizing is based on the 120 gpm calculated from fixture units of each building. Based on the City of Thornton s Standards and Specifications for the Design and Construction of Public and Private Improvements (Reference 1) the site fits the criteria for the minimum sizes of 8 for the collector and 4 for the sanitary services. Analysis of the hydraulic capacity and characteristics of the pipe assumed open channel flow (not pressurized) and was completed using Manning s Equation. Bentley FlowMaster was utilized for computations. Based on Reference 1, a minimum slope of 0.40% was used for the basis of design and a Manning s n of 6

It is recommended that proposed designs in construction plans utilize a minimum slope of 0.50%, where practical, to avoid minimal allowable design and variations in construction. Also, the depth of flow in the pipes shall not exceed 50% of capacity for pipes 15 inches or smaller. The proposed 8 sanitary line was sized to convey the total 120 gpm from both buildings. No routing was necessary due to the use of the minimum pipe size. V. WATER SYSTEM PLAN A. General Concept Generally, the water system has been designed to meet required fire flows and system pressures throughout the development, with the exception noted in the specific details section. The proposed 8 waterline has been designed to tie on the wast side of the site at Madison Park Parking Lot Road and in the northeast corner of the site at Madison Park Parking Lot Road. This waterline provides adequate flows and pressures to both buildings and both firehydrants. B. Specific Details There will be no future development that will connect to the water system being designed for this Site, so the system was designed to accommodate only the demand that will be generated within the development. The site plan for the E. 120 th Care Facility shows 2 buildings each containing 16 units. There are 4 demands on the system are two fire hydrants and the domestic water connection to each building. A schematic of the system WaterCAD model is contained in the appendix. The system was modeled with reservoirs at the two connections to the existing system in order to simulate a constant pressure head at both locations. A junction was placed at each of the demand locations. All senarios were run with the Low HGL The table below contains the key results of the analysis of the water model for this sight, the full results of the water model can be found in the appendix of this report. General Concept The proposed development will discharge its sanitary flows via gravity into the existing sewer system along the west side of the site within Madison Park Parking Road. This configuration was the most natural layout for the sanitary sewer system given the proposed grading and constraints on-site. B. Specific Details There will be no future development that will be tributary to the sanitary sewer system being designed for this Site, so the system was designed to accommodate only the wastewater that will be generated within the development. The Sanitary system will consist of a service line to each building as well as three manholes. The system will flow to the west starting at a manhole in front of the East Building and flowing to a manhole in front of the West Building before connecting to the exsisting system at a proposed manhole on Madison Park Parking Road. VII. CONCLUSIONS The utility plan provided in this report complies with the Standards and Specifications for the Design and Construction of Public and Private Improvements (Reference 1) as well as standard engineering practices. The utility plan addresses full development of the site at complete buildout. 8
