3 BUILDING FORM 150 Ayer Road, Outlying ARCHITECTURAL DESCRIPTION x see continuation sheet The Hapgood Farm is situated on a 49-acre parcel located in northern, partially bounded by Ayer Road to the west, Route 2 to the north, and Bowers Brook to the east. The property encompasses three dwellings, a New England barn, and three outbuildings. A long tree-lined drive provides access to these clustered resources. The centerpiece of this farm, a circa-1730 Colonial home, has experienced several phases of enlargement and alteration. A late-19th century photo depicts a center-chimney structure, measuring twoand-a-half -stories in height and five bays in width. It remains unclear whether the house originally had a saltbox profile or symmetrical side elevations. According to Nourse, the house's gabled ends were l i t with diamond-paned windows with bottle-green glass. A two-and-a-half-story, gableroofed wing, constructed in 1812, projected from the rear pile of the left lateral wall. Sometime in the 20th century, this lateral wing was relocated to a site approximately 125 feet to the east of the core dwelling. It was converted to a separate residence and is currently situated at a perpendicular angle to the main house. HISTORICAL NARRATIVE The prominently-sited Hapgood Farm contains one of 's earliest homes, albeit substantially altered. The house was constructed shortly after 1725 when Shadrach Hapgood inherited 350 acres in the northern region of, then known as Stow Leg. According to Nourse, this dwelling "was reputed the finest in when the town complimented i t in 1734 by instructing a committee to engage board for the ministers who should come to supply the pulpit, at Shadrach Hapgood's" (Nourse,1894:93). The house remained in Hapgood possession for four generations, passing from Shadrach to Shadrach, Jr. in the late-18th century. Grandson Joel inherited the property in the early-19th century; he is credited with the construction of the lateral wing in Joel's son, Jonathan, constructed the property's large New England barn in Of Jonathan, Savage wrote, "he was a large and successful farmer." The final Hapgood associated with the property was Jonathan's brother, Warren, a Boston merchant who used the estate as a summer residence. Warren was a generous benefactor of the library, known as the Hapgood Memorial. In the early 1900s, the property was purchased by Stephen N. Lounger, who was listed as a farmer in the local directory. Circa 1915, the farm was acquired by Walter S. Roberts, a Boston native who used the property as a summer residence. Tuscan columns s u p p o r t t h e l e f t l a t e r a l p o r c h w h i c h has a p l a i n r a i l and an o r n a m e n t a l t r e l l i s. The r i g h t l a t e r a l e l l measures f o u r bays i n w i d t h ; a d e e p l y r e c e s s e d e n t r y i s l o c a t e d i n t h e second bay and a p o l y g o n a l bay window p r o j e c t s from t h e f o u r t h b a y. A l a r g e, contemporary g a b l e d e l l p r o j e c t s from t h e h o u s e ' s r i g h t r e a r c o r n e r. Due t o a s l o p e i n t h e p r o p e r t y, t h i s e l l expands t o a h e i g h t o f t w o - a n d - a - h a l f - s t o r i e s. A rustic, exterior s t o n e chimney i s c e n t e r e d i n t h e e l l ' s r e a r w a l l. The c e n t e r e n t r y was a l t e r e d w i t h the a d d i t i o n of a gable-fronted e n t r y porch. While the facade's f e n e s t r a t i o n appears u n a l t e r e d, i t s 8/12 sash windows, v i s i b l e i n a l a t e t h c e n t u r y p h o t o, were r e p l a c e d w i t h 12/12 s a s h. S h u t t e r s and pedimented l i n t e l s were added t o t h e p r e v i o u s l y unadorned o p e n i n g s. The r e a r e l l i s l i t w i t h t r i p a r t i t e p i c t u r e windows and g l a z e d p a t i o d o o r s. The f r e e - s t a n d i n g 1812 wing measures t w o - a n d - a - h a l f - s t o r i e s i n h e i g h t, f o u r bays i n w i d t h, and a s i n g l e p i l e i n d e p t h. This clapboard-sheathed s t r u c t u r e has a double-chimney arrangement. A single-story, hip-roofed front p o r c h spans t h e f a c a d e ' s c e n t r a l two b a y s. The f i r s t - s t o r y o f t h e facade i s i r r e g u l a r l y f e n e s t r a t e d w i t h a window i n t h e f i r s t bay, an e n t r y i n t h e second bay, two c l o s e l y - s p a c e d windows i n t h e t h i r d b a y, and an u n l i t f o u r t h b a y. The f a c a d e ' s s e c o n d - s t o r y i s s y m m e t r i c a l l y l i t ; t h e g a b l e d ends have two windows a t t h e f i r s t - s t o r y and a s i n g l e window i n t h e s e c o n d - s t o r y and a t t i c. Window t r e a t m e n t c o n s i s t s o f replacement 2/2 s a s h. A r e c e s s e d, s h e d - r o o f e d, s h i n g l e - s i d e d e l l p r o j e c t s from t h e r i g h t l a t e r a l w a l l. This p r o j e c t i o n c o n t a i n s a secondary e n t r y. The p r o p e r t y ' s t h i r d d w e l l i n g i s a c i r c a , t w o - s t o r y c o t t a g e w h i c h r e s t s on a cement b l o c k f o u n d a t i o n. Located t o t h e r e a r o f t h e 1812 s t r u c t u r e, t h i s s h i n g l e - s i d e d c o t t a g e i s s i t u a t e d a t an a n g l e t o t h e m a i n driveway. T h i s g a b l e - r o o f e d s t r u c t u r e measures t h r e e bays i n w i d t h and two p i l e s i n depth. F u l l - w i d t h, s h e d - r o o f e d dormers span b o t h s l o p e s. The e n t r y i s l o c a t e d on t h e s o u t h e r n exposure i n a s h e d - r o o f e d p r o j e c t i o n w h i c h c o v e r s t h e r i g h t two b a y s. The f a r m ' s ample t h r e e - t i e r e d New England b a r n d a t e s t o This c l a p b o a r d - s h e a t h e d s t r u c t u r e stands t o t h e e a s t o f t h e main house. The l o n g w a l l s are l i t w i t h s h u t t e r e d 6-paned windows, w h i l e s h u t t e r e d 12-paned windows a r e c e n t e r e d i n e i t h e r tympanum. A s h i n g l e - s i d e d l e a n - t o spans t h e b a r n ' s l e f t l a t e r a l w a l l. The b a r n was f u r t h e r e n l a r g e d w i t h t h e c o n s t r u c t i o n o f an "L"-shaped, g a b l e - r o o f e d a d d i t i o n w h i c h o c c u p i e s a lower e l e v a t i o n along the northern h i l l s i d e. A two-story, shingle-sided g a b l e - r o o f e d o u t b u i l d i n g stands t o t h e r e a r o f t h e b a r n. Two o u t b u i l d i n g s a r e s i t u a t e d i n the farm's eastern f i e l d. A d r y - l a i d s t o n e w a l l marks t h e f a r m ' s Ayer Road b o u n d a r y. The f i e l d s a l o n g Ayer Road c o n t a i n two fenced paddocks. An i n - g r o u n d swimming p o o l o c c u p i e s a s i t e a c r o s s from t h e main house.

The Hapgood Farm is a well-preserved early house that retains both its agricultural outbuildings and much of its surrounding farm land. The farm was established during the colonial period and remained in the Hapgood family until late in the 19th century. The house is a central chimney, reputed to have been among the town's finest when constructed; it was later expanded with a large wing that remains on the property as a separate residence. Its 1854 New England barn is one of the few dated outbuildings in town. The Hapgood Farm meets criteria A and C at the local level. It retains integrity of location, setting, design, materials, workmanship, feeling, and association.
