3 1. Why Integration of Land Administration and Spatial Planning? 2D Spatial Planning Rules in a land parcel Fact: Land Use Policy Law: Two legal sources: Cadastre and Spatial Planning. Community involved: Two chambers: National Land Agency and Local Governments. Information about RRR: Two source of information: Not integrated and separate accesses. Data sharing policy: Local SDI is not fully operational and not being shared to the public. Result: Many uninformed decision-makers, property owners and policymakers. Why: A 2D SP and LA Green Area Coefficient and DemarcationDistance Road Demarcation Distance Land Parcel Building Demarcation Distance Green Area Coefficient is the percentage comparison between the total area of open space outside the building for landscaping and the area of land parcel. Demarcation Distance is the line of the outer boundary of land parcel specified to construct fence and/or building that is drawn from the road axle. 4

Building Free Distance Coefficient is the allowable distance between the building to the boundaries of the land parcel, adjacent buildings, and the road which is applied per land parcel.
