The secondary pumps (CHWP-3 and CHWP-4) are on variable-frequency drives. Overall Condition Date Installed 1/1/1994 Recommendation Comments There is a single 8 common supply main coming from the chillers, but each chiller has a separate 6 return main. The chilled water system serves the chilled water coils in the five air handlers, and nothing else. A feed water system for the chilled water piping is located in the 4th floor Mechanical Room 410. The system appears to use a 25% ethylene glycol solution. A 6 dia. 60 psig service enters the basement mechanical room 011 and is reduced to 10 psig steam. The steam then feeds the two heat exchangers that serve the building hot water heating loop. The steam system also feeds a steam-to-clean steam humidifier system that serves AHU-1, AHU-2 and AHU-3. There is a duplex condensate receiver (non-vacuum type) located in basement mechanical room 011. The steam was apparently originally used for domestic water heating, but this equipment is no longer in use. A newer electric water heater is used. The loop is served by two steam-to-hot water heat exchangers, located in basement mechanical room 011. There is a primary loop (serving the heat exchangers) with a duplex pumping package (P-1A and P-1B, both base-mounted) and five secondary loops: one loop for perimeter heat at each face of the building (north, south, east, and west), and one secondary loop for VAV reheat coils and AHU preheat coils (the AHU preheat coils have a runaround pump). The perimeter heat secondary loops each have a single secondary (inline) pump (P-2, P-3, P-4, and P-5). The secondary loop to the reheat and preheat coils has a duplex pumping package (P-6 and P-7, both base-mounted). These latter two pumps use variable-frequency drives.
