The universal appeal of the corner apartment is due to its long frontage to the outside world, which provides an abundance of natural light and cross ventilation. The site for Brick Lane on Florence is nestled into Teneriffe Hill between the grand timber Queenslanders perched up high and the iconic brick woolstores and character filled laneways winding back from the river s edge. We wanted to create a building that was respectful to its context. We thought that an exposed brickwork building would have been too brutalistic and conflicted with our overriding idea of light filled corner apartments, which naturally dictated the use of glass. Thus, the challenge in designing the corner apartments was retaining the vast quantities of exposed glass whilst also providing a degree of control to the external elements. A solution came in the idea of dressing the building in a veil, which would act as a climatic filter and be made of a lightweight metal. We started to explore perforated screens and developed a perforation in the form of a brickwork motif, which we actually created by taking rubbings of the brickwork patterns from the surrounding wool stores. It was apparent that we had made a breakthrough in the design and once we started testing the idea in our drawings and models we were further delighted by the way in which the dappled light came into the spaces. The subtle shadow play of historic brickwork captured in dappled light became an artwork in its own right and a subtle way of capturing the genius loci of the historic context. Prior to commencing sketch design, we spent time researching current local and international apartment design trends. This was useful in determining which planning and design elements were successful however we found that in order to create a design response that was unique to the location and climate it was necessary to discard the research and go back to the drawing board quite literally! With each apartment layout we placed an emphasis upon the internal and external living areas as well as the master suite. The prevailing design response is to saddle the bedroom to the living space frontage, however this results in long, narrow tunnel-like living spaces. We decided that the living spaces should be aligned to the full frontage of the space. The result is a much more open plan design, filled with natural light, breezes and a seamless connection between internal and external spaces. Creating such a wide frontage for the living space requires careful planning to prevent the master suite from becoming internalised behind the living space. This was resolved by sketching this space as protruding beyond the building line, which enables windows to be positioned either side of the bed to drench the room with light and also allows cross ventilation across the head of the bed when sleeping. We made a point to provide more than adequate robe space and wellproportioned ensuites with not only mirror cabinet storage for smaller items but also vanity storage for large bulky items. The majority of ensuites were also designed to be generous in size to incorporate a freestanding bathtub. Specialising in luxury residential design enables us to fine tune our ideas with each project and as seen in Brick Lane on Florence, establish a new benchmark for residential living. Attention to the planning and design in each apartment has been carried through right down to the finer details, and I look forward to meeting with you to discuss this exciting project situated in the heart of Teneriffe.
