The property comprises a purpose built Chapel of traditional brick construction under a pitched slate clad roof which has been extended in more recent years. Externally there are lawned garden areas and tarmacadam surfaced car parking. DEVELOPMENT PROPOSALS The site with reference to an Ordnance Survey map extends to approximately 0.10 Ha (0.25 acres). We estimate a width of c.33m (108 ft) x a depth of c.28m (92 ft). Full planning permission has been granted for the conversion, extension and adaptation of the former Chapel to create a detached three bedroom dwelling with off street parking and garage. With reference to the approved plans the living space will extend to approximately 130 sq m (1,400 sq ft) gross internal area. A new four bedroom two-storey detached dwelling with off street parking, double garage and gardens is also approved. With reference to the plans this provides living space with a gross internal area of c.161 sq m (1,735 sq ft). DISPOSAL TERMS The property is available freehold with full vacant possession.
