A few things wanted to highlight for you: (1) The lot sizes have been somewhat revised from the tentative map reviewed by the Planning Commission to meet the 35% max lot coverage and 40% FAR ratios with the Ponderosa Homes houses envisioned for this project. (A lot size exhibit sheet is included with this letter.) (2) The FAR on lot 15 is 41%; the living space in this one home will be reduced by 90sf or an exception for this lot will be requested at the City Council meeting. (3) Lot 1 shows a 1050 sf parcel for common open space as a project amenity (final design to be determined). (4) Lanai's/Outdoor Rooms that are shown on the floorplans and site plan are included in lot coverage calculations. These have been eliminated on many lots (4,5,7,10,11,13,14,15,16) to meet the 35% maximum lot coverage. f these are determined to exempt by staff from lot coverage calculations, Ponderosa would like to include them on more of the homes. (5) Lot 17 "rear" yard setback is shown at 12.51 which fits within a 20% reduction (of base 151 setback) allowed under the PUD ordinance. (6) Lot 1 is shown being accessed from the project cul-de-sac. AHLN June 4, 2018 RE: Reliez Terraces Project Description Our architectural intent with the Reliez Terraces project is to take hints from the surrounding neighborhood and offer refined and current styles that nod toward Pleasant Hill and the past agrarian nature of the site. The neighborhood is largely comprised of ranch-style and traditional style homes with clean and simple detailing. A mix of horizontal lap siding, vertical seam siding, stone veneer, stucco and board and batten trim over smooth panel siding are also used. Present roof styles are a mix of gables, hips and sheds ' with some forward facing architectural elements at steeper pitches for accents. There is a mix of one and two story homes in the project and thought was given to mix the plans and styles to create diversity. Another intent was to create a pedestrian and neighborhood-friendly environment by the use of large porches and wrap around porches where possible. The curvilinear road through the project offers different views of the homes from varying angles as well as vistas through the side yards of homes to the vegetation along the adjacent canal trail. The styles we find strong for this particular site are Farmhouse and Contemporary Craftsman. The Farmhouse style strongly eludes to the immediate natural surroundings and offers splashes of stone veneer, dormers or a stucco wainscot for accent. Often this style is characterized by a front-to-back lower sloping roof used as a backdrop for a steeper pitched accent roof in the front. Wood posts, metal roofing accents and board and batten siding are also highlights. Contemporary Craftsman is characterized with low-slope roofs and often a mixture of siding materials such as horizontal lap siding, stone veneer, decorative railings and vertical batts over smooth panel siding. Where possible, strong porch fronts are also positive characteristics of this style along with comer windows and asymmetrical material blocking. We think the proposed layout. strong architectural styles and color palette of Reliez Terrace make for a contiguous and robust pedestrian-friendly project that positively completes the existing neighborhood.
