request of the Board: A. Any vehicle with protruding equipment - ladders, racks, etc., affixed to it. B. Oversized vehicles of a size, width, or height, which impairs or impedes any other vehicle, pedestrian, or bicyclist from ready and safe access from any driveway, parking space, or parking lot. This rule shall also include boats, campers, trailers, dump trucks, buses, recreational vehicles, or box trucks. 4. All Unit Owners or Tenants are required to park their vehicles in their designated space unless they have more than one car. In that situation, the second vehicle may then be parked in a visitor space. 5. It is the responsibility of all Unit Owners and Tenants to notify their visitors where they can legally park. Unit Owners and Tenants will be held responsible for their visitor parking violations. 6. Vehicles of any type are prohibited from driving or parking on grass areas, mud areas, or non-paved areas. Such vehicles are also prohibited from blocking other cars. All other areas pertaining to this rule are designated as NO PARKING AREAS by yellow lines and curbs, and/or signs, i.e., in front or sides of dumpsters, and Fire Lanes or Zones. Owners and their family members, guests, or tenants shall NOT park in a manner as to impede or prevent access to any parking areas. Immediate fine of $250, plus any damages. 7. Vehicles shall not be parked for more than fourteen (14) consecutive days in the same visitor parking space or on the main road. 8. Piggy-Back parking of any vehicles is NOT allowed. The only exception to this rule is the small parking lot next to the Board office since these are two-car parking spaces. 9. Unit Owners who are aware ofa parking violation in the immediate proximity of their dwelling, which effects their parking privileges, shall notify the current Managing Agent, in writing. The notification shall contain a description of the vehicle, the license plate number, the date and time of the violation, and where it was illegally parked. 10. Any resident who arbitrarily requests the towing of a vehicle shall do so at his/her own risk. Said act shall not be the responsibility of the Board of Directors or the Managing Agent. 11. Vehicles must be moved whenever instructed by the Board of Directors, the Managing Agent, or the maintenance personnel, to allow for proper snow removal, road sweeping, striping or paving of parking lots, or for any other purpose reasonably related to the maintenance and repair of the common areas. Failure to move a vehidc may res.ilt in towing at the vehicle owner's expense along with an immediate fine of $150.00 levied against the relevant Unit Owner. SNOW REMOVAL: The following Snow Removal Rules & Regulations must be followed in order for snow removal to be done efficiently during and after snow storms. NOTE: All violations are immediate fines. 1. Snow removal will begin after an accumulation of (3) inches. Plowing of parking spaces will commence either the same day or the day after, should there be several inches of snow. The Contractor will honk a horn several times to notify residents that they must go out to move their vehicle(s). We ask that you encourage your neighbors to move their vehicle(s) so that all spaces can be done. Once the parking spaces are plowed, residents are to move their vehicle(s) back to their parking spaces so that other areas can be plowed. Violation for not moving your vehicle(s) will result in $500.00 fine plus towing expenses.. 2. Snow Emergency - The Board of Directors or the Managing Agency will automatically be under snow emergency when there is a stonn with accumulations of seven (7) inches or more. If vehicle(s) are not
moved as stated in #1 above under a Snow Emergency, the vehicle(s) may be towed, without notice, at the expense of the vehicle's owner. Violation of this rule will result in a $500.00 fine plus towing expenses. 3. Shoveling out of vehicles that were not moved will be the responsibility of the vehicle's owner. Snow must be shoveled back to the lawn area and not into the drive-thru lanes or in a neighbor's parking spot. Violation will result in a $500.00 fine. 4. During a snow storm with accumulations of two (2) inches or more, certain parking spaces will be designated as snow ordinance areas. In this situation, cars parked in these designated areas must park elsewhere. This is necessary so that there are areas to plow the snow to. The designated snow ordinance areas are the two (2) spaces to the right of the dumpster behind Units 4G & H, and the two spaces to the right of the dumpster behind Units 8E & F. Violation will result in a fine of $500.00. 5. You must notify the Managing Agent, in advance, if you plan on being away and will be leaving a vehicle bchi.r!d during Sl!OW season. This will avoid the issuance of a fine. 6. You must not approach any snow removal employees under any circumstances. All issues and/or complaints must be addressed to the managing agent.
