1.3 User Entered Comments Land Use Notes The North Building includes 17 units with 19,315 square feet. The South Building includes 19 units with 19,884 square feet. The Single Family homes are 1,700 square feet each. Phase II includes 25,830 square feet of residential uses. Phase II includes 4,431 square feet of retail uses. Recreational uses are the common areas. Lot acreage was reduced to reflect 2.34 acres of total development. Retail uses and common area are included within the footprint of Phase II residential acres, so a zero lot acreage was used. There are 101 parking spaces provided. While 45 of them would be permeable pavers, the model was run with a worst-case scenario of all asphalt. Construction Notes No demolition required. Construction phasing is currently unknown. To calculate a worst-case scenario, it was assumed Phase I and Phase II were constructed in the same phase. Default construction duration and equipment was used. Vegetation Approximately 65 % of the total trees onsite would be removed with project implementation. 33 % of the net acreage would be preserved with trees. 26 trees would be planted as shown in the landscaping plan. Mitigation There are several measures included in the project that would result in a GHG emission reduction. However, they have not been included in the model because insufficient detail is available to quantify the percent reduction.
