Site Photos Site and Surrounding Area The site is heavily vegetated with 30 protected trees onsite, totaling 638 caliper inches. All but one 22 caliper inch elm will be removed from the site. A tree disposition plan was approved by the City Arborist on December 18, Based on the amount of trees removed, 480 caliper inches is required to be replaced. The applicant is proposing to replace the removed trees with 562 caliper inches of new plantings. The surrounding area is transitioning from rural to suburban residential character. An existing single family residential subdivision exists to the east of the site. A long-established suburban large lot rural subdivision exists to the west of the site. This driveway is proposed to align with Shoreview Drive directly across FM 517 from the subject site. A 20-foot wide fire lane and secondary access is proposed from FM 517 at the western side of the site. The applicant is awaiting final approval of the driveway locations from TxDOT. Municipal Extension of Infrastructure Municipal Compliance of Regulations Water and sanitary sewer service are available to this site from existing lines located in Bay Colony West. Service will be extended from Persimmon Valley Lane onto the site. A 20 foot sanitary sewer easement and a 15 foot waterline easement is being platted for future extension of utilities along FM 517. Staff finds that the plat conforms to the subdivision regulations of Section 102 of the League City Municipal Code and Section 212 of the Texas Local Government Code.
