Other major facilities already located in this area include: JC Penny, Kraft Foods, International Aviation Composites, Volkswagen, Johnson & Sons, Dyna Corp International, Lockheed Martin, Bell Helicopter Textron, LG, Amazon.com, Walmart.com, Flextronics/Motorola only to name a few. 5 TOPOGRAPHY/FLOODPLAIN With the exception of Buffalo Creek, the northern two-thirds (2/3) of the property is relatively flat and maintains an elevation of approximately 700 feet above sea level. The southern one-third (1/3) of the tract slopes upward from 730 feet to 800 feet above sea level. See the adjacent topography map. Buffalo Creek runs northeast to southwest through the northern one-third (1/3) of the tract. It was estimated by Haalf & Associates that there is approximately eighty (80) acres of flood plain that exists along Buffalo Creek. 5
6 STREET ACCESS Master Thoroughfare Plan The property is currently served by Transport Drive on the north, Harmon Road on the east and Blue Mound Road on the south. All are two-lane, paved roads. The tract currently has approximately 1,400 feet of frontage on Harmon Road and approximately 825 feet of frontage on Blue Mound Road. Transport Drive: Currently Transport Drive (off of Intermodal Parkway) offers access to the northern boundary across from Amazon s 1.1M SF facility. Future Extension Haslet Parkway: The extension of Haslet Parkway will extend west from Interstate 35 to Intermodal Parkway will eventually bisect the northern portion of the tract per the City of Haslet. Construction is scheduled to begin in 2017 and complete in Future Expansion of Intermodal Parkway: The extension of Intermodal Parkway, currently ending approximately two hundred feet north of the tract, has been proposed by the City of Haslet to be extended south by 2018, and eventually along the eastern boundary of the entire tract to Blue Mound Road. 6

8 SEWER Sanitary Sewer Master Plan Currently, a 10 City of Haslet sewer line runs through the northern portion of the property. Sewer is available near the south end of Intermodal Parkway where two (2) 8 lines end at Transport Drive near the north boundary of the property. The adjacent sewer map shows that two 8 City of Haslet lines are proposed to run north south through the property. Another 8 City of Haslet line is proposed to run near the eastern border as well as a 6 line to run along the southern border of the property. Please refer to the City of Haslet website ( to view the Sanitary Master Plan. 8
9 WATER Water System Master Plan As shown, a 48 City of Fort Worth line runs along the south and east borders of the parcel, and bisects a northern portion of the property. The City of Haslet shows a variety of 8, 10, and 12 proposed lines that more or less wrap the entire tract as well. An existing 12 line runs east west along Transport Drive as well as along Blue Mound Road. The City of Fort Worth has a two million gallon elevated storage tank completed in The tank is located approximately two hundred (200) feet from the southeast corner of the tract. Further conversations with the cities of Haslet and Fort Worth would be necessary to determine the adequacy and cost of servicing the entire tract from this source. Regional estimates project that North Texas will grow by 4.3 million residents by Tarrant County is estimated to grow by 1.3 million people, a 73% increase from today. Haslet is well-positioned to capture a share of this future growth due to its proximity to Alliance Airport and central location. Residents are a short 30- minute drive from employment centers at Dallas/Fort Worth International Airport and downtown Fort Worth. Haslet offers excellent health care options with two hospitals located within five (5) miles of Haslet.
